What does Kaizen Unit Management actually do?
We manage the whole tenancy for you: finding and vetting tenants, collecting rent, handling maintenance, keeping you compliant with RERA and Ejari, and reporting on the money every month. You stay the owner and keep the final say. We do the running around.
How much does it cost?
You pay one fixed fee per unit for the year, based on the unit type. A studio starts around AED 3,000 and a villa around AED 8,000 a year. The quote tool on this page gives you an instant estimate. Your Account Manager confirms the exact fixed fee before anything is signed.
Is the fee really fixed, or are there hidden charges?
It is a fixed annual fee, not a percentage of your rent. The management fee is agreed up front and does not move during the year. Third-party costs such as a specific repair are always shown to you before any work goes ahead.
Do you handle RERA and Ejari for me?
Yes. Ejari registration, renewals, and the RERA rules around notice periods and rent increases are all managed on your behalf. It is one of the main reasons owners hand their units to us.
My unit already has a tenant. Can you still take over?
Yes. We can step in mid-tenancy. We collect the existing lease, Ejari certificate, and tenant details during onboarding, then carry on managing from where things stand.
How quickly can you get started?
The first step takes about a minute. After you register your details, our team is usually in touch the same working day to confirm your fee. From there, onboarding a unit is typically a few days, depending on the documents involved.
Will I be able to see what is happening with my property?
Yes. Once you are onboarded you get a private portal showing your tenant, lease dates, rent status, monthly reports, and any open maintenance requests. You can also message your Account Manager from there.
Which properties do you manage?
Long-term residential units across Dubai: studios, apartments, and villas. Short-term and holiday-let management is not part of this service today.
